Rebuilding the city on itself from the ground, the heritage and the history of the site: this is the challenge of the requalification of the H\u00f4tel Dieu site in Rennes. At the heart of the city, it articulates the historic center, the Saint Martin meadows and the residential areas of Dinan \/ Saint-Malo and Foug\u00e8res \/ S\u00e9vign\u00e9. At the articulation of these 3 strong entities, the site is part of the life of Rennes and offers upscale spaces that need to be revealed as an urban crossing, structured and punctuated by programmatic attraction.<\/p>\n

In 2017, ANMA won this Call for expressions of interest by offering a vision of a site open to all and a method taking into account everyone’s opinions. The operation has been carried out in collective intelligence from the early design phases and is also based on citizen consultation. The project is also carried out in BIM 360, promoting team collaboration regarding design, coordination and construction processes.<\/p>\n

Built between 1854 and 1858, the H\u00f4tel-Dieu was a hospital administered by the Church, receiving orphans, the destitute and pilgrims. Today, it still houses a nursing home and local associations, but its unique and central position breathes new life into it.<\/p>\n

At the heart of the metropolis, the site presents itself as a link between the city center and the green spaces that prefigures the Saint Martin meadows. The development of this green space since 2016 has been a lever for the project: it participates to a green diagonal, passing through the Canal Saint-Martin and the banks of the Vilaine downtown.<\/p>\n

This ambitious project takes the gamble of a transitional occupation of the site hinting at its transformation and the creation of attractiveness from the beginning. To that end, the project leader The Roof has been fueling life on the site since 2019 with a climbing room, a catering area and an event program that will be made sustainable thereafter.<\/p>\n

a mixed and open<\/b> urban project<\/h2>\n

The plan of the H\u00f4tel-Dieu, close to that of the Parisian Lariboisi\u00e8re Hospital (1854), favors simplicity. Ecological continuities and the permeability of space open the site onto the city. The new intertwined ensemble constitutes a new network of the territory for four main themes: activities for all, living together, heritage and modernity, city and nature.<\/p>\n

This urban project aims to open up the site to the inhabitants of Rennes in creating views and pedestrian crossings towards the heart of the cloister. They underline the strict geometry of historical buildings and connect the various roads by the major north \/ south axis, but also east \/ west, from the walk path to rue Saint Malo.<\/p>\n

The operation is divided into three independent sectors with their own phases. The Saint-Malo area is located in the west, it is connected directly to the rue Saint Malo and the rue de l’Hotel Dieu. The H\u00f4tel Dieu area is located to the south, it is connected to the rue de l’Hotel Dieu and the mail Germaine Poinso Chapuis. The Saint Martin area is located to the north, it connects the rue Saint Martin to the walk path.<\/p>\n

Tomorrow, the H\u00f4tel-Dieu district will thus include up to 300 new housing units and as many parking spaces within a landscape project and filled with shops, a nursing home, restaurant, hotels and a climbing room<\/p>\n

Today, the team\u2019s research is focused on recycling and reducing the carbon impact of the project. Moreover, the project’s ambitious rainwater management program has already received support in 2020 from the Loire Bretagne Water Agency.<\/p>\n

While on site work in the Saint-Malo area will start in January 2021, studies and consultation stages are continuing for the H\u00f4tel-Dieu and Saint-Martin areas. Delivery of all installments is scheduled for 2024.<\/p><\/div>\n\t\t\t<\/div>
