The CAZ R\u00e9publique in the Port-Marianne district is developing a new way of living adapted to the Mediterranean climate, while being attractive, innovative and concerned with sustainable environmental ambitions.<\/p>\n

The 21-ha site is one of the southern entrances to the city, at the intersection of major infrastructures. Its landscape is characterized by a reservoir, a future metropolitan park, which absorbs the flood waters of the Lironde, whose watercourse is one of the major landscape feature of the CAZ. In order to enhance this landscape opportunity and this ecological relay for the territory, the project is organized around a belvedere on the Park and the Lironde, centrality of the new district facing the south.<\/p><\/div>\n\t\t\t<\/div>

12 neighborhood units<\/b> follow the path<\/h2>\n

 <\/p>\n

The project is developing on the remaining 11 ha, 12 neighborhood units, composed along the stream and the park, which scrupulously border the streets in the alignment, so as to reinforce their role as a trigger of civic life. Their programmatic mix of shops and housing, even offices, marks the city of short distances.<\/p>\n

Each housing unit offers a typological mix: collective housings are located on the outskirts and facing the street; intermediate housing, more to the south of the plots, benefit from planted terraces on the heart of the block; the individual dwellings benefit from private gardens to the south, in the heart of the housing unit. In some places, small collective facilities, intended for condominium or open to the public, offer a nursery, collective laundry, small sports hall, manual work workshops or association room for all residents.<\/p><\/div>\n\t\t\t<\/div>

The variety of heights and the large openings to the south let the maximum amount of sunshine into the heart of the block, and offer high-quality views over the landscape. The apartments are laid out to match the surrounding buildings and facing buildings. They all have a terrace, a balcony or a loggia where you can install at least a table and four chairs. The privacy of the accommodation is preserved but the sharing of space is privileged.<\/p>\n

The parking lots are not buried but integrated into the constructions on several levels, or half-levels, thus creating an artificial topography in steps. These parking lots are never visible from the street, all the ground floors in the public space being occupied by the entrance halls, activities, shops and by integrated houses or workshops-housing.<\/p><\/div>\n\t\t\t<\/div>

Most of the green spaces are laid out in gardens on the car parks rooftops offering each accommodation the proximity of a common garden. The shared space, intended for meetings, gatherings and children, is located precisely at the opening of the block, on the first level, to the south, so that it is directly accessible from the street.<\/p>\n

The out-of-reach, somewhat, wild biodiversity areas encourage the establishment of a protected biodiversity. The private gardens located at different levels offer an unprecedented neighborhood relationship; while the passageways allow one to walk through the stands of the block and to get to one’s home other than by the staircases on the street.<\/p><\/div>\n\t\t\t<\/div>
