The new La Maillerie<\/a><\/strong> in Villeneuve d’Ascq consists of the conversion of an industrial wasteland, for which the ANMA agency has acted as chief urban planner for some fifteen years.<\/p>\n

The agency was also fortunate to have the opportunity to act as project manager for three lots with varied programming – hotel and student residence (1N), seniors’ residence (1P), housing and nursing homes (1A) – totalling almost 20,000 m\u00b2.<\/p>\n

An opportunity for the architect to implement and demonstrate the relevance of the town planner’s prescriptions.<\/p><\/div>\n\t\t\t<\/div>

1P <\/strong>: Student residences and business tourism<\/h2>\n

 <\/p>\n

The building comprises a 104-room student residence, for year-round tenants, and a 97-room business-tourism residence, for occasional stays. It also houses a student hostel, catering facilities, a seminar room and a 60-space parking lot. <\/p>\n

At the bottom of the plot, it features a densely planted outdoor space with bicycle storage and wooden furniture. On the roof, residents can also take advantage of several planted terraces to enjoy lovely views at the end of the day over the neighborhood as it continues to grow. <\/p><\/div>\n\t\t\t<\/div>

reinterpreting <\/b>industrial heritage<\/h2>\n

The building is easily identifiable by its maxi-brick bonding, reminiscent of Lille’s industrial fabric, by the green and white glazed terracotta modenations that line the facades, and by the variations in materiality that give rhythm to the volumes.<\/p>\n

The repeated variations in shade from brick to stain are warm and soft, in keeping with the local context of small brick houses. They also support the verticality of the long, linear facades resulting from the large number of dwellings in the project. <\/p><\/div>\n\t\t\t<\/div>

1A <\/strong>: Seniors’ residence<\/h2>\n

 <\/p>\n

The seniors’ residence comprises 128 apartments for the elderly. It is laid out as a succession of three large naves, distributed by common spaces on the first floor. These spacious, single-storey areas enliven the pedestrian mall on the street side, and serve several shared gardens on the courtyard side. <\/p>\n

These volumes house all the services available to residents: library, restaurant, hairdressing and massage salon, laundry, bar, games room, etc., as well as a concierge service and management offices. The whole complex is laid out on several first floor levels, thanks to a series of ramps that allow the shared circulation to follow the altimetry of the pedestrian walkway along the north facade. <\/p><\/div>\n\t\t\t<\/div>

bright, airy homes <\/b><\/h2>\n

Here, every home has its own private outdoor space: a balcony on the upper floors, and a terrace on the first floors where, on the scale of the plot, it has been possible to retain 25% of the available space. Residents benefit from homes that are mostly through- or double-oriented (east\/west), and therefore pleasantly bright. <\/p>\n

The project reinterprets the language of industrial architecture in the Lille region, with its red bricks and double-sloped roofs, which it combines with several volumes of soft, uniform stained concrete. As for the brickwork, it evolves as the building moves along, with, for example, reddish-brown tones emerging from the facade and vertically-veneered bricks overhanging the side facades. <\/p><\/div>\n\t\t\t<\/div>

1N<\/strong>: Multi-family housing and assisted-living facilities<\/h2>\n

This building once again comprises two distinct programs: 48 collective housing units on the one hand, and two shared homes for Alzheimer’s sufferers on the other. For this second program, the architecture is at the service of its residents, presenting morphologies, shades and brickwork that are easily identifiable by residents, and can serve as everyday landmarks. <\/p>\n

The grading of the project from R+6 to R+2 follows the programmatic evolution, from the remarkable collective to the more intimate accompanying home. The facades are composed of glazed concrete, clinker and brick in shades of orange-red and brown-red, in keeping with the spirit of vernacular architecture. <\/p><\/div>\n\t\t\t<\/div>

The apartment block is also divided into two sections: the first on the north side at R+4 and the second, gable-facing, up to R+6. On the concrete facades, horizontal bands of hollow-jointed brickwork are used, while on the brick facades, variations in vertical alignments again punctuate the lines of brickwork. <\/p>\n

On the scale of the plot, almost 36% of open ground, well in excess of legal requirements, has been preserved, allowing ground-floor apartments to benefit from private terraces on the same level, and a garden planted with fences and local shrubs.<\/p><\/div>\n\t\t\t<\/div>
