This area is mainly made up of buildings dating from the 80s and 90s, characterized by their inactive first floors &#8211; linked to the neighborhood&#8217;s flood risk &#8211; which reinforce the presence of cars in the area.<\/p>\n<p>It comprises three programs: a 28-unit residential building for first-time buyers, a 150-room student residence and a 5-storey office building. These are complemented by a 55-space semi-integrated parking lot and a planted core area.<\/p>\n<p>The project&#8217;s right-of-way is determined by the urban reflection that led to the extension of Rue Ren\u00e9e Rouchy, which borders the project to the east and provides a visual breakthrough into the heart of the neighborhood. The buildings thus comply with the building heights permitted by the PLU in terms of alignment, and are set back in terms of attic height.<\/p><\/div>\n\t\t\t<\/div><div class=\"et_pb_with_border et_pb_module et_pb_image et_pb_image_1 carrousel-cell\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<span class=\"et_pb_image_wrap \"><img decoding=\"async\" src=\"https:\/\/anma.fr\/wp-content\/uploads\/2021\/09\/02_angersanmasaintserge\u252c\u00aemarwanharmouche.jpg\" alt=\"ANMA Angers Ilot Horizon Maine\" title=\"ANMA Angers Ilot Horizon Maine\" \/><\/span>\n\t\t\t<\/div><div class=\"et_pb_module et_pb_text et_pb_text_1 carrousel-cell  et_pb_text_align_left et_pb_bg_layout_light\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<div class=\"et_pb_text_inner\"><h2><b>domestic writing <br \/><\/b>roofing<\/h2>\n<p>&nbsp;<\/p>\n<p>The three programs on the block are built around the garden in a distinct architectural style, but with a common language.<\/p>\n<p>The design is deliberately sober, taking up the domestic codes of the adjoining architecture. It sits on a generous base and takes up the classic silhouettes of the district&#8217;s double-sloped roofs.<\/p>\n<p>In keeping with this contextual domestic style, the commercial building features an opaque facade pierced by a regular rhythm of openings, and is distinguished by the silhouette of its attic, punctuated by three double-sloped roof profiles. This double-sloped skyline, continued by the attic of the two residential buildings, contributes to the identity of the project and its homogeneous appearance.<\/p><\/div>\n\t\t\t<\/div><div class=\"et_pb_with_border et_pb_module et_pb_image et_pb_image_2 carrousel-cell\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<span class=\"et_pb_image_wrap \"><img decoding=\"async\" src=\"https:\/\/anma.fr\/wp-content\/uploads\/2021\/09\/09_angersanmasaintserge\u252c\u00aemarwanharmouche.jpg\" alt=\"ANMA Angers Ilot Horizon Maine\" title=\"ANMA Angers Ilot Horizon Maine\" \/><\/span>\n\t\t\t<\/div><div class=\"et_pb_module et_pb_text et_pb_text_2 carrousel-cell  et_pb_text_align_left et_pb_bg_layout_light\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<div class=\"et_pb_text_inner\"><h2><b>natural floors &amp; <\/b>outdoor spaces<\/h2>\n<p>&nbsp;<\/p>\n<p>In contrast to the rest of the district, the project features active facades, slightly elevated above ground level, to create real living and working first floors within the urban walkway. This approach also avoids artificialising 100% of the plot and preserves water paths.<\/p>\n<p>At every level and for every audience, the project makes it a point of honor to make outdoor spaces available to everyone. The residential units feature generous terraces, the student rooms each have their own balcony, and the service sector program features large terraces, transforming the workplace into a true living space.<\/p>\n<p>With its open floor plan, the office building is fully modular and can accommodate multiple companies or the headquarters of a major corporation.
