reinventing a
<\/b>car wasteland<\/h2>\n

To the north of Toulouse, the former Peugeot car dealership site is being transformed into a lively, emblematic new district, which will benefit from a connection to the rest of the city strengthened by the arrival of the future “Fondeyre” metro station in 2028. An ambitious neighborhood project featuring a school, 400 housing units and landscaping, demonstrating Toulouse’s ability to transform urban wasteland into opportunities for the future.<\/p>\n

In the vicinity of the future station forecourt, the project features up to 9 storeys high, punctuating the landscape and asserting the urban identity of the district. Its interior features a planted public thoroughfare designed to connect the site to its context while organizing internal flows. Retroceded to the city, this 17-meter wide artery will feature bicycle lanes, generous sidewalks and planted strips to contribute to the development of soft mobility.<\/p><\/div>\n\t\t\t<\/div>

The first phase features monolithic lines and homes designed for the comfort of residents. Bi-oriented or traversing, the apartments feature large double-height loggias and spacious balconies with space for a table and 4 chairs. These maintain a strong link with outdoor spaces, such as the heart of the block, which is laid out as a central planted garden accessible from the street.<\/p>\n

The diversity of architectural typologies enriches the project: Building C, for example, features rounded corners and a ball-and-socket geometry, while Building D is organized around south-facing corridors and balconies. Building H, on the other hand, features shared end terraces and a “spine”-shaped layout, preserving views from the apartments towards the school complex. A formal plurality that makes the neighborhood lively, not monotonous, while ensuring overall coherence.<\/p>\n

Environmental thresholds
<\/b>and time phasing<\/h2>\n

The project meets RE2020 requirements and incorporates frugal solutions such as bio-bricks and terracotta to minimize the use of concrete and therefore the carbon weight of the buildings. These choices contribute to energy and construction savings, while the coherent design of corridors, for example, bathed in natural light or directly on walkways, guarantees the functional durability of buildings through comfortable daily use.<\/p>\n

The master plan, originally conceived in 2018, has been redesigned to meet the city’s expectations. The first tranche of housing, now approved and ready to be launched, will start construction in 2025. This will be followed by the 2nd phase, including the school complex, while the third phase, housing, will begin after the arrival of the metro in 2028. This phasing ensures that the project is smoothly integrated over time, in harmony with changes in the area.<\/p><\/div>\n\t\t\t<\/div>
