Elle consiste en la r\u00e9alisation des deux premiers ilots comprenant 111 logements, un parking priv\u00e9, un parking public, des activit\u00e9s, des bureaux et, en proue sur le nouveau parvis, un h\u00f4tel restaurant.<\/p>\n<p>Le projet est situ\u00e9 dans un contexte urbain d\u2019immeubles de la reconstruction des ann\u00e9es 1950, d&rsquo;immeubles de toitures \u00e0 double pente en ilots clos et d&rsquo;immeubles d\u2019inspiration moderne \u00e0\u00a0toitures terrasses ou toits jardins en ilots ouverts.<\/p><\/div>\n\t\t\t<\/div><div id=\"Perspective\" class=\"et_pb_with_border et_pb_module et_pb_image et_pb_image_1 carrousel-cell\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<span class=\"et_pb_image_wrap \"><img decoding=\"async\" src=\"https:\/\/anma.fr\/wp-content\/uploads\/2020\/07\/ANMA_PHARE_COSMAO_\u00a911h45-HD-22_WEB.jpg\" alt=\"ANMA Lorient Ilot Phare Cosmao\" title=\"ANMA Lorient Ilot Phare Cosmao\" \/><\/span>\n\t\t\t<\/div><div class=\"et_pb_module et_pb_text et_pb_text_1 carrousel-cell  et_pb_text_align_left et_pb_bg_layout_light\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<div class=\"et_pb_text_inner\"><h2><b>depuis les phares,<br \/><\/b>une vue sur la rade<\/h2>\n<p>&nbsp;<\/p>\n<p>Le nouveau quartier de la gare de Lorient est l&rsquo;occasion de concevoir la ville autrement et de proposer de nouvelles fa\u00e7ons d&rsquo;habiter en le dotant\u00a0d&rsquo;ilots mixtes.\u00a0Au nord du boulevard Cosmao Dumanoir, ils associent activit\u00e9s au rez-de-chauss\u00e9e puis logements en locatif social ou en accession sociale et bureaux dans les \u00e9tages. Les parkings sont int\u00e9gr\u00e9s \u00e0 l&rsquo;arri\u00e8re des rez-de-chauss\u00e9e commerciaux, permettant ainsi une r\u00e9duction du bilan carbone.<\/p>\n<p>Au sein de chaque ilot, un immeuble en R+12 associe bureaux et logements en accession libre. Ces immeubles mixtes proposent une diversit\u00e9 d&rsquo;\u00e9criture dans une silhouette urbaine ma\u00eetris\u00e9e. Face \u00e0 cette diversit\u00e9, un rythme simple est donn\u00e9 aux fa\u00e7ades qui harmonisent l\u2019ensemble\u00a0: la trame est le plus souvent verticale, \u00e9vitant l\u2019effet de socle, et met en \u00e9vidence chaque programme. Le mat\u00e9riau choisi\u00a0est\u00a0principalement le b\u00e9ton,\u00a0d\u00e9clin\u00e9 en diff\u00e9rentes\u00a0teintes et finitions, assurant ainsi une insertion en lien avec l&rsquo;architecture de la reconstruction.<\/p>\n<p>La conception des programmes de logements s\u2019inscrit dans l\u2019esprit g\u00e9n\u00e9ral du projet urbain. La qualit\u00e9 de ceux-ci est \u00e9tablie sur le principe d\u2019une configuration traversante ou en double exposition, afin de proposer des logements agr\u00e9ables \u00e0 vivre, lumineux et aux typologies vari\u00e9es.
