\u00c0 flanc de coteau, \u00e0 quelques pas du centre de Villejuif, le site Bizet offre un paysage unique : une vue panoramique sur le bassin parisien, une pente orient\u00e9e plein est et un maillage naturel qui relie la parcelle aux continuit\u00e9s \u00e9cologiques voisines \u2013 r\u00e9servoir d\u2019eau, square \u00c9mile Zola, r\u00e9sidence des Acacias\u2026 Ici, l\u2019urbanisme s\u2019inspire du sol, le projet embrasse cette topographie et la respecte. Ce socle g\u00e9ographique, h\u00e9ritage d\u2019une longue s\u00e9dimentation urbaine et naturelle, fonde la singularit\u00e9 du projet de logements C\u00f4t\u00e9 jardin.<\/p>\n

Laur\u00e9at de l\u2019appel \u00e0 projets Inventons la M\u00e9tropole du Grand Paris 1<\/em> (IMGP 1) lanc\u00e9 en 2017 par la M\u00e9tropole du Grand Paris, le projet porte une ambition forte : recomposer une matrice urbaine vivante, capable de concilier densit\u00e9 et \u00e9cologie, ville et paysage, habitat et usage.<\/p><\/div>\n\t\t\t<\/div>

174 logements y prennent place \u2013 dont 46 logements sociaux \u2013 ainsi qu\u2019une Maison de la biodiversit\u00e9. L\u2019ensemble des b\u00e2timents s\u2019implante perpendiculairement \u00e0 la pente pour tirer parti du d\u00e9nivel\u00e9 : cette disposition cr\u00e9e des perc\u00e9es visuelles, des respirations, tout en renfor\u00e7ant l\u2019individualit\u00e9 des logements collectifs. Les logements sont traversants ou doublement orient\u00e9s (Nord-Ouest \/ Sud-Est), g\u00e9n\u00e9reusement ouverts \u00e0 la lumi\u00e8re naturelle, con\u00e7us pour un confort d\u2019usage durable.<\/p>\n

L’habitat propos\u00e9 \u2013 logements collectifs en accession libre, logements sociaux, maisons individuelles \u2013 se veut \u00e9volutif et inclusif, r\u00e9pondant \u00e0 la diversit\u00e9 des parcours de vie et favorisant la mixit\u00e9 sociale et interg\u00e9n\u00e9rationnelle. L\u2019ensemble vise \u00e0 produire une nouvelle matrice urbaine \u00e0 la fois dense et vivante, \u00e0 l\u2019\u00e9coute des mobilit\u00e9s douces et des continuit\u00e9s paysag\u00e8res.<\/p><\/div>\n\t\t\t<\/div>

ACHITECTURE

L\u2019architecture puise dans les ressources du site : fine \u00e9paisseur des logements pour favoriser ventilation et clart\u00e9, toitures en pente ouvrant sur le paysage, fa\u00e7ades travaill\u00e9es \u00e0 partir du bois et du v\u00e9g\u00e9tal qui accompagnent les saisons. Les espaces partag\u00e9s \u2013 conciergerie, pi\u00e8ces \u00e0 vivre collectives \u2013 sont pens\u00e9s comme des lieux de voisinage, prolongeant la sph\u00e8re intime vers le commun.<\/p>\n

Construit en murs \u00e0 ossature bois, le projet affirme une architecture frugale, respectueuse des ressources et tourn\u00e9e vers la d\u00e9carbonation du b\u00e2timent. Ce choix structurel t\u00e9moigne d\u2019une volont\u00e9 de faire du cadre b\u00e2ti un levier de transformation \u00e9cologique, sans compromis sur le confort, la durabilit\u00e9 et la qualit\u00e9 d\u2019usage.<\/p><\/div>\n\t\t\t<\/div>
