Ancien laboratoire des arts de rue avec le \u00ab Projet 244 \u00bb, ce site de 15 900 m\u00b2 allie m\u00e9moire industrielle et vision contemporaine. L\u2019objectif est de renouer avec l\u2019esprit du lieu en int\u00e9grant des espaces d\u00e9di\u00e9s \u00e0 l\u2019artisanat et \u00e0 la cr\u00e9ativit\u00e9 dans les structures patrimoniales r\u00e9habilit\u00e9es.<\/p>\n<p>R\u00e9sidences \u00e9tudiantes, logements en c\u0153ur d\u2019\u00eelot et services se connectent pour cr\u00e9er un quartier fluide et vivant. Les rez-de-chauss\u00e9e accueillent des espaces partag\u00e9s comme des ateliers, locaux v\u00e9los et cuisines collectives, animant les rues et renfor\u00e7ant les liens sociaux. Les toitures \u00e0 double pente \u00e9voquent les halles d\u2019origine, assurant une continuit\u00e9 esth\u00e9tique. Les fa\u00e7ades anim\u00e9es par des fen\u00eatres en quinconce et des reliefs subtils refl\u00e8tent une attention port\u00e9e au d\u00e9tail et \u00e0 la fonctionnalit\u00e9.<\/p>\n<p>Trois b\u00e2timents principaux rythment l\u2019espace : un h\u00f4tel en structure poteaux-poutres, des bureaux dans une halle r\u00e9habilit\u00e9e et des logements entour\u00e9s de jardins sanctuaris\u00e9s. Les rez-de-chauss\u00e9e, occup\u00e9s par des halls, parkings et locaux v\u00e9los, sont pens\u00e9s pour laisser circuler l\u2019eau librement. Un r\u00e9seau de noues, fils d\u2019eau et bassins versants permet l\u2019infiltration int\u00e9grale des eaux pluviales \u00e0 la parcelle, r\u00e9duisant les risques d\u2019inondation tout en favorisant la biodiversit\u00e9 locale.<\/p>\n<p>Le projet limite son empreinte environnementale en construisant uniquement sur les sols d\u00e9j\u00e0 artificialis\u00e9s. Une sup\u00e9rette, un restaurant avec terrasse sur jardin et un p\u00f4le culturel enrichissent cette fa\u00e7ade anim\u00e9e. L\u2019objectif est de dynamiser les rues tout en respectant la tranquillit\u00e9 des logements situ\u00e9s au c\u0153ur du quartier.<\/p>\n<p>Le programme int\u00e8gre \u00e9galement des espaces \u00e0 forte valeur ajout\u00e9e pour les habitants et visiteurs, comme des ateliers d\u2019artisanat et des bureaux dans une halle r\u00e9habilit\u00e9e. G\u00e9r\u00e9s par des investisseurs tels que Swisslife, ils proposent des espaces collectifs innovants en rez-de-chauss\u00e9e : ateliers de r\u00e9paration, cuisines partag\u00e9es et coworking. Ce mod\u00e8le inclut aussi des logements temporaires pour accueillir visiteurs ou proches des habitants, renfor\u00e7ant l\u2019inclusion sociale. En compl\u00e9ment, des jardins partag\u00e9s et des espaces ext\u00e9rieurs accessibles \u00e0 tous cr\u00e9ent un v\u00e9ritable cadre de vie communautaire.
