Dans un quartier de volumes faubouriens, entre le complexe Chinagora et un ensemble tertiaire, l\u2019op\u00e9ration se glisse dans un contexte aux \u00e9chelles vari\u00e9es et r\u00e9pond, en bords de Marne, aux exigences du plan de pr\u00e9vention des risques d\u2019inondation.<\/p>\n

Le projet conjugue volumes cons\u00e9quents et syst\u00e8me de grandes toitures sheds, qui s\u2019abaissent du sud au nord, et \u00e0 l\u2019Est, pour se raccorder aux gabarits environnants. Les redents du front b\u00e2ti sur les rues de la Marne et Charles de Gaulle fragmentent le volume continu \u00e0 R+7. L\u2019organisation en plots plus bas \u00e0 l\u2019Est (R+4), vers le mail, pi\u00e9tonnier cr\u00e9e une transition avec l\u2019\u00e9chelle des constructions de la rue du Parc.<\/p><\/div>\n\t\t\t<\/div>

Le syst\u00e8me des fa\u00e7ades \u00e0 redents g\u00e9n\u00e8re une alternance entre des pignons saillants en enduit color\u00e9 \u00e0 l\u2019\u00e9chelle et \u00e0 l\u2019image des immeubles mitoyens, et des failles tr\u00e8s vitr\u00e9es. Ce rythme cr\u00e9e des ruptures qui all\u00e8gent l\u2019impact visuel des fa\u00e7ades. Les grandes toitures sheds \u00e9quip\u00e9es de panneaux solaires singularisent l\u2019\u00eelot et dynamisent le skyline de l\u2019op\u00e9ration.<\/p><\/div>\n\t\t\t<\/div>

Au centre de la parcelle est am\u00e9nag\u00e9 un jardin plant\u00e9 de 24 ginkgos biloba, arbres au feuillage d\u00e9coratif et aux couleurs dor\u00e9es \u00e0 l\u2019automne.<\/p>\n

Ainsi, les halls traversant de la rue de la Marne, la transparence de la brasserie \u00e0 rez-de-chauss\u00e9e sur la rue Charles de Gaulle et les deux perc\u00e9es sur le mail pi\u00e9tonnier \u00e0 l\u2019Est, offrent aux passants des vues partielles, proches ou lointaines sur cet espace arbor\u00e9. Une rampe d\u2019acc\u00e8s aux halls d\u2019immeubles contourne ce jardin et permet aux habitants de l\u2019\u00eelot de profiter pleinement de la v\u00e9g\u00e9tation.<\/p><\/div>\n\t\t\t<\/div>
