Objet d\u2019une restructuration urbaine men\u00e9e par ANMA, le quartier Vauban-Neppert accueille 150 logements de cette op\u00e9ration qui a pour objectif de faire du square Neppert un \u00e9quipement majeur.<\/p>\n

Ces logements se d\u00e9clinent en une double typologie, ils habitent le parc et participent \u00e0 son d\u00e9senclavement tout en cr\u00e9ant une transition avec les \u00eelots existants.<\/p><\/div>\n\t\t\t<\/div>

Les constructions se d\u00e9clinent en plusieurs types. L\u2019immeuble collectif (R+4+combles) d\u2019environ 50 logements, constitue un v\u00e9ritable interm\u00e9diaire des \u00e9chelles h\u00e9t\u00e9roclites du site. Sur l\u2019axe est\/ouest, il \u00e9quilibre la densit\u00e9 de l\u2019\u00eelot rue d\u2019Illzach \u00e0 l\u2019est et l\u2019espace public du parc \u00e0 l\u2019ouest. Sur l\u2019axe sud\/nord, il assure une transition douce entre une maison de ville au sud et la caserne \u00e0 l\u2019architecture n\u00e9o-florentine au nord.<\/p>\n

Cet immeuble qui cerne un jardin central, joue les contrastes entre int\u00e9rieur et ext\u00e9rieur. L\u2019ext\u00e9rieur min\u00e9ral, homog\u00e8ne, fondu dans son environnement, avec fa\u00e7ades en enduit, r\u00e9v\u00e8le un int\u00e9rieur transparent, r\u00e9fl\u00e9chissant, conjuguant aluminium et verre. Autour du jardin central, les coursives d\u2019acc\u00e8s aux appartements sont rythm\u00e9es de saillies et de creux. Cr\u00e9ant des espaces d\u2019intimit\u00e9, ces renfoncements rendent possibles une appropriation de la coursive par les habitants.<\/p><\/div>\n\t\t\t<\/div>

Le second type de b\u00e2timent abrite du logement interm\u00e9diaire (avec environ 100 appartements). Ces \u00ab villas sur le parc \u00bb tirent leur nom d\u2019une disposition de part et d\u2019autre des jardins Neppert et d\u2019un syst\u00e8me de toitures en quinconce qui individualisent chaque module. L\u2019escalier du hall traversant \u00e9clair\u00e9 naturellement, dessert directement les logements.<\/p>\n

Les villas \u00e0 R+2+combles disposent \u00e0 rez-de-chauss\u00e9e des terrasses privatives qui, par leur diff\u00e9rence de niveaux avec le parc, marquent une subtile limite entre priv\u00e9 et public.<\/p><\/div>\n\t\t\t<\/div>
