Suite \u00e0 la signature d\u2019un Contrat de Mixit\u00e9 Sociale en 2016, l\u2019\u00c9tat rest\u00e9 propri\u00e9taire de l\u2019ex-voie de desserte orientale, dite VDO, a transf\u00e9r\u00e9 ces terrains \u00e0 un am\u00e9nageur public, EPAMARNE, qui travaille aujourd\u2019hui en collaboration avec la Ville pour y r\u00e9aliser diff\u00e9rents projets d\u2019am\u00e9nagement.<\/p><\/div>\n\t\t\t<\/div><div class=\"et_pb_with_border et_pb_module et_pb_image et_pb_image_1 carrousel-cell\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<span class=\"et_pb_image_wrap \"><img decoding=\"async\" width=\"992\" height=\"1068\" src=\"https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/OSE-Secteur-Cantoux-VUE-ACTUALISEE.jpg\" alt=\"ANMA Ormesson ZAC de la Plaine des Cantoux\" title=\"ANMA Ormesson ZAC de la Plaine des Cantoux\" srcset=\"https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/OSE-Secteur-Cantoux-VUE-ACTUALISEE.jpg 992w, https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/OSE-Secteur-Cantoux-VUE-ACTUALISEE-980x1055.jpg 980w, https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/OSE-Secteur-Cantoux-VUE-ACTUALISEE-480x517.jpg 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) and (max-width: 980px) 980px, (min-width: 981px) 992px, 100vw\" class=\"wp-image-246753\" \/><\/span>\n\t\t\t<\/div><div class=\"et_pb_module et_pb_text et_pb_text_1 carrousel-cell  et_pb_text_align_left et_pb_bg_layout_light\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<div class=\"et_pb_text_inner\"><h2><strong>LA CO-CONSTRUCTION<\/strong> AU C\u0152UR DU PROJET<\/h2>\n<p>&nbsp;<\/p>\n<p>Depuis, une \u00e9troite collaboration entre l\u2019EpaMarne, la commune et Grand Paris Sud Est Avenir a permis de coconstruire le projet avec les ormessonnais gr\u00e2ce \u00e0 des r\u00e9unions de concertation publiques ainsi qu\u2019\u00e0 l&rsquo;outil BIM citoyen, <strong><a href=\"https:\/\/www.ormessondemain.fr\/\" target=\"_blank\" rel=\"noopener\">plateforme interactive<\/a><\/strong> permettant de participer \u00e0 la conception du projet.<\/p>\n<p>Aujourd\u2019hui divis\u00e9e en 8 lots &#8211; de A \u00e0 H -, la ZAC, ayant re\u00e7u la certification HQE am\u00e9nagement, r\u00e9pond \u00e0 plusieurs crit\u00e8res :<br \/>&#8211; D\u00e9velopper des logements et un parcours r\u00e9sidentiel<br \/>&#8211; Favoriser une mixit\u00e9 sociale dans les nouvelles op\u00e9rations \u00e0 venir<br \/>&#8211; D\u00e9velopper une programmation d\u2019\u00e9quipement public<br \/>&#8211; Participer aux continuit\u00e9s et d\u00e9placements doux<br \/>&#8211; Renforcer les qualit\u00e9s urbaines et paysag\u00e8res du secteur<br \/>&#8211; Assurer la qualit\u00e9 environnementale de l\u2019am\u00e9nagement et des futures constructions<\/p>\n<p>Aussi, la collaboration avec VIZEA, bureau d&rsquo;\u00e9tudes sp\u00e9cialis\u00e9 dans le d\u00e9veloppement durable, d\u00e8s le d\u00e9marrage de l\u2019\u00e9tude sur le volet environnemental et de sant\u00e9 a permis l\u2019int\u00e9gration de leurs prescriptions dans le CPAUPES.<\/p><\/div>\n\t\t\t<\/div><div id=\"ose-pers02\" class=\"et_pb_with_border et_pb_module et_pb_image et_pb_image_2 carrousel-cell\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<span class=\"et_pb_image_wrap \"><img decoding=\"async\" width=\"1543\" height=\"1080\" src=\"https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/ORMESSON_SENTE_07.jpg\" alt=\"ANMA Ormesson ZAC de la Plaine des Cantoux\" title=\"ANMA Ormesson ZAC de la Plaine des Cantoux\" srcset=\"https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/ORMESSON_SENTE_07.jpg 1543w, https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/ORMESSON_SENTE_07-1280x896.jpg 1280w, https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/ORMESSON_SENTE_07-980x686.jpg 980w, https:\/\/anma.fr\/wp-content\/uploads\/2021\/05\/ORMESSON_SENTE_07-480x336.jpg 480w\" sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) and (max-width: 980px) 980px, (min-width: 981px) and (max-width: 1280px) 1280px, (min-width: 1281px) 1543px, 100vw\" class=\"wp-image-246745\" \/><\/span>\n\t\t\t<\/div><div id=\"mixite\" class=\"et_pb_module et_pb_text et_pb_text_2 carrousel-cell  et_pb_text_align_left et_pb_bg_layout_light\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<div class=\"et_pb_text_inner\"><h2><strong>MIXIT\u00c9 PROGRAMMATIQUE<\/strong> ET NATURE EN VILLE<\/h2>\n<p>&nbsp;<\/p>\n<p>La rue des Cantoux, \u00e0 double sens de circulation avec stationnement lat\u00e9ral, constitue la voie principale du secteur des Cantoux. La place publique, situ\u00e9e au croisement des lots B, D et E, constitue le c\u0153ur du quartier et est \u00e9troitement li\u00e9e \u00e0 l\u2019\u00e9cole nouvellement implant\u00e9e. Des sentes pi\u00e9tonnes irriguent la place de quartier, le secteur de la Maillarde, le tennis club et l\u2019\u00e9cole. Dens\u00e9ment plant\u00e9es, elles constituent des corridors v\u00e9g\u00e9taux depuis le bois au nord du lot A. Enfin, les rues secondaires connect\u00e9es \u00e0 la rue des Cantoux cr\u00e9ent un maillage et permettent une desserte interne du quartier.<\/p>\n<p>La programmation compte environ 360 logements allant du T1 au T4, dont 50% de logements sociaux, ainsi qu\u2019une \u00e9cole de 12 classes sur le lot D. Le projet pr\u00e9conise la diversit\u00e9 architecturale avec l&#8217;emploi de mat\u00e9riaux vari\u00e9s en fa\u00e7ade, une verticalit\u00e9 rythm\u00e9e affirm\u00e9e et des c\u0153urs d\u2019\u00eelot visibles depuis la rue.<\/p>\n<p>Les lots A et B seront de v\u00e9ritables lieux de rencontre et de biodiversit\u00e9 pour les futurs habitants. L&rsquo;\u00e9pannelage est cisel\u00e9 et variable sur l\u2019ensemble du projet pour s\u2019adapter au mieux au paysage urbain actuel. Il s\u2019agit de densifier en respectant la pr\u00e9sence des pavillons existants avec des \u00e9pannelages d\u00e9croissants.<\/p>\n<p>Des terrasses privatives accessibles occuperont les toits-terrasses des b\u00e2timents interm\u00e9diaires, avec un minimum de 40% d\u2019espaces plant\u00e9s.
