TOPOGRAPHIE<\/h2>\n

La commune d\u2019Ormesson-sur-Marne, situ\u00e9e \u00e0 20km au sud-est de Paris, fait partie de la communaut\u00e9 d\u2019agglom\u00e9ration du Grand Paris Sud-Est Avenir, dans le d\u00e9partement du Val-de-Marne. Elle est situ\u00e9e sur un terrain en pente d\u00e9limit\u00e9 par la Marne au nord-ouest, et le Parc du Morbras au sud-est.<\/p>\n

La ZAC des Coteaux s\u2019implante sur les Ch\u00e2telets : un quartier en forte pente accueillant essentiellement du logement pavillonnaire et offrant des perspectives g\u00e9n\u00e9reuses sur la nature.<\/p><\/div>\n\t\t\t<\/div>

Le projet, qui pr\u00e9voit pr\u00e8s de 600 logements et une r\u00e9sidence interg\u00e9n\u00e9rationnelle, consiste \u00e0 red\u00e9finir cette entr\u00e9e de ville selon plusieurs ambitions :
\u2022\u00a0 Faciliter l\u2019acc\u00e8s aux transports en commun,
\u2022\u00a0 Favoriser la mixit\u00e9 sociale,
\u2022\u00a0 Pr\u00e9server et valoriser la nature inh\u00e9rente au quartier.
Le bien-\u00eatre et la pr\u00e9servation du cadre naturel du site en sont les axes structurants. Il s\u2019agit de d\u00e9velopper l\u2019offre de logements afin d\u2019\u00eatre en ad\u00e9quation avec les besoins actuels de la ville tout en y maintenant une haute qualit\u00e9 de vie.<\/p><\/div>\n\t\t\t<\/div>

UN QUARTIER

Le d\u00e9nivel\u00e9 caract\u00e9ristique du terrain sur lequel la ZAC se situe constitue un atout architectural pour le projet des Coteaux. Les habitations en tirent parti en s\u2019inscrivant pleinement dans celle-ci et dans la nature environnante. Plus qu\u2019un simple quartier, la ZAC se veut \u00eatre un lieu de rencontre pour les habitants et un exemple en mati\u00e8re de d\u00e9veloppement durable gr\u00e2ce \u00e0 des am\u00e9nagements pour les modes de d\u00e9placement doux.<\/p>\n

La d\u00e9marche environnementale du projet se manifeste \u00e9galement par l\u2019utilisation de mat\u00e9riaux biosourc\u00e9s, l\u2019int\u00e9gration de la nature en ville et la pr\u00e9servation du contexte paysager, lui ayant permis l\u2019obtention du label HQE Am\u00e9nagement.<\/p><\/div>\n\t\t\t<\/div>

Comme pour la ZAC des Cantoux, une concertation citoyenne mise en place par l’EpaMarne, la commune d\u2019Ormesson-sur-Marne et Grand Paris Sud Est Avenir, notamment via des ateliers, des visites et une plateforme en ligne<\/a><\/strong>, permet aux ormessonnais de prendre part au projet et d\u2019\u00eatre acteur de l\u2019\u00e9volution de leur commune.<\/p><\/div>\n\t\t\t<\/div>
