Il s\u2019agit d\u2019un macrolot d\u00e9monstrateur des intentions urbaines du renouvellement urbain des 50 ha de la friche industrielle Sulzer : prot\u00e9iforme, ouvert, arbor\u00e9 et r\u00e9solument engag\u00e9 pour la qualit\u00e9 d\u2019usages.<\/p>\n<p>ANMA et l\u2019Atelier Krauss con\u00e7oivent respectivement 5 et 3 des 8 b\u00e2timents qui composent cet ilot mixte de logements sociaux et en accession libre, commerces et parking. L\u2019ensemble de ces programmes sont dispos\u00e9s en pourtour de parcelle, \u00e0 l\u2019alignement de la rue, afin de laisser libre un vaste c\u0153ur d\u2019ilot dens\u00e9ment paysag\u00e9. Un jardin sauvage \u00e9quip\u00e9 de mobilier et d\u2019espaces potagers mais surtout largement plant\u00e9 d\u2019essences caduques (2\/3) et persistantes (1\/3). Toutes les eaux pluviales sont infiltr\u00e9es sur site afin de maintenir des strates de v\u00e9g\u00e9tation humides irrigu\u00e9es par des noues, des bassins de r\u00e9tentions et des fils d\u2019eaux int\u00e9gr\u00e9s dans le paysage.<\/p>\n<p>Avec 30cm de terre sur dalle, pour les rares surfaces r\u00e9siduelles au-dessus de la nappe de parking, jusqu\u2019\u00e0 1m de pleine de terre pour plusieurs buttes arbor\u00e9es, ce jardin pr\u00e9sente une topographie qui invite \u00e0 la d\u00e9ambulation, mais qui est aussi favorable \u00e0 la biodiversit\u00e9, avec un coefficient de biotope surfacique sup\u00e9rieur \u00e0 40%.<\/p>\n<p>D\u00e9termin\u00e9es par la gestion d\u2019un projet \u00e0 forte contrainte \u00e9conomique, les mat\u00e9rialit\u00e9s sont simples mais p\u00e9rennes et chaleureuses\u00a0: b\u00e9tons enduits aux teintes ocres, plaquettes de brique couleur sable et b\u00e9ton lasur\u00e9s de gris chaud et de rouge. Ils sont dot\u00e9s de gardes corps \u00e9pais accueillant des jardini\u00e8res d\u00e9j\u00e0 plant\u00e9es, les baies sont aussi plus grandes que les surfaces r\u00e9glementaires (1\/6) avec des menuiseries en bois ou en alu, des cadres hauts en verre recycl\u00e9 et parfois abras\u00e9s, afin de faire rentrer plus de lumi\u00e8re et d\u2019ouvrir de plus belles vues.<\/p>\n<p>Ce premier ilot construit, par\u00e9s de commerces en RDC, face \u00e0 la halle Sulzer qui accueillera demain un IUT, un \u00e9quipement culturel, un foodcourt ainsi qu\u2019une grande surface commerciale, s\u2019apparente en fin de compte d\u00e9j\u00e0 \u00e0 un havre de paix dans un nouveau quartier vivant, prochainement desservi par le train Eole et aliment\u00e9 par le nouveau p\u00f4le multimodal
