Un projet de quartier ambitieux compos\u00e9 d\u2019une \u00e9cole, de 400 logements et d\u2019am\u00e9nagements paysagers, t\u00e9moin de la capacit\u00e9 de Toulouse \u00e0 transformer ses friches urbaines en opportunit\u00e9s d\u2019avenir.<\/p>\n<p>Aux abords du parvis de la future station, le projet d\u00e9voile des \u00e9mergences jusqu\u2019\u00e0 R+9 qui ponctuent le paysage et affirme l\u2019identit\u00e9 urbaine du quartier. Dans son int\u00e9riorit\u00e9, il int\u00e8gre une voie publique traversante et plant\u00e9e pens\u00e9e pour connecter le site \u00e0 son contexte tout en organisant les flux internes. Bi-orient\u00e9s ou traversants, les appartements offrent de grandes loggias en double hauteur et des balcons spacieux permettant d&rsquo;installer une table et 4 chaises. Ceux-ci permettent de maintenir un lien fort avec les espaces ext\u00e9rieurs, tel que le c\u0153ur d\u2019\u00eelot, am\u00e9nag\u00e9 en un jardin central v\u00e9g\u00e9talis\u00e9 et accessible depuis la rue.<\/p>\n<p>La diversit\u00e9 des typologies architecturales enrichit le projet : le b\u00e2timent C, par exemple, pr\u00e9sente des angles arrondis et une g\u00e9om\u00e9trie en rotule, tandis que le b\u00e2timent D s\u2019organise autour de coursives et de balcons orient\u00e9s plein sud. Le b\u00e2timent H, lui, se caract\u00e9rise par des terrasses communes en extr\u00e9mit\u00e9s et un plan en \u00ab \u00e9pine \u00bb, permettant de pr\u00e9server les vues depuis les logements vers le groupe scolaire. Des choix qui participent \u00e0 une sobri\u00e9t\u00e9 \u00e9nerg\u00e9tique et constructive, tandis que la conception coh\u00e9rente des circulations par exemple, baign\u00e9es de lumi\u00e8re naturelle ou directement en coursive, garantit la p\u00e9rennit\u00e9 fonctionnelle des b\u00e2timents par des usages quotidiens confortables.<\/p>\n<p>Le plan masse, initialement con\u00e7u en 2018, a \u00e9t\u00e9 redessin\u00e9 pour r\u00e9pondre aux attentes de la ville. La premi\u00e8re tranche de logements, valid\u00e9e et pr\u00eate \u00e0 \u00eatre lanc\u00e9e, d\u00e9marrera en chantier en 2025. Elle sera suivie par la 2e tranche comprenant le groupe scolaire, tandis que la troisi\u00e8me tranche, de logements, d\u00e9butera apr\u00e8s l\u2019arriv\u00e9e du m\u00e9tro en 2028.
