Dix ans plus tard, l\u2019agence saisit l&rsquo;opportunit\u00e9 de prolonger cette skyline embl\u00e9matique au bord du chenal. Elle dessine une nouvelle s\u00e9rie de logements \u00e0 g\u00e2bles et affirment la singularit\u00e9 de ce front b\u00e2ti.<\/p>\n<p>Ce retour sur site, dans la ZAC du Grand Large, s\u2019inscrit dans un contexte de transformation urbaine profonde, o\u00f9 les d\u00e9fis contemporains \u2014 transition climatique, tensions \u00e9conomiques, mutation des usages \u2014 appellent \u00e0 renouveler nos cadres d\u2019intervention.<\/p>\n<p>Les G\u00e2bles 2, ce sont 85 logements qui r\u00e9interpr\u00e8tent les principes fondateurs du premier projet et d\u00e9clinent des codes architecturaux actualis\u00e9s au regard des enjeux actuels en mati\u00e8re de qualit\u00e9 d\u2019usage, de p\u00e9rennit\u00e9 et de sobri\u00e9t\u00e9 constructive.<\/p><\/div>\n\t\t\t<\/div><div class=\"et_pb_with_border et_pb_module et_pb_image et_pb_image_1 carrousel-cell\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<span class=\"et_pb_image_wrap \"><img decoding=\"async\" src=\"https:\/\/anma.fr\/wp-content\/uploads\/2025\/11\/DNL2_Leon-Jouhaux_PC\u00a9ANMA_web_coupee.jpg\" alt=\"ANMA-Logements Bords de Marne\" title=\"Dunkerque les g\u00e2bles 2\" \/><\/span>\n\t\t\t<\/div><div class=\"et_pb_module et_pb_text et_pb_text_1 carrousel-cell  et_pb_text_align_left et_pb_bg_layout_light\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<div class=\"et_pb_text_inner\"><h2><b>vivre<br \/><\/b>face au chenal<\/h2>\n<p>&nbsp;<\/p>\n<p>ANMA con\u00e7oit ces nouveaux G\u00e2bles en chaussant les lunettes de l\u2019habitant : elle redouble d&rsquo;attention \u00e0 chaque geste du quotidien. 100 % des logements sont ainsi pourvus d\u2019espaces ext\u00e9rieurs privatifs \u00e0 l\u2019intimit\u00e9 soigneusement travaill\u00e9e. Loggias filantes et g\u00e9n\u00e9reuses orient\u00e9es sud ouest avec vues sur le bassin, balcons d\u2019usage \u00e9quip\u00e9s de rangements, s\u00e9jours baign\u00e9s de lumi\u00e8re, cuisines en premier jour : la qualit\u00e9 d&rsquo;usage dans les d\u00e9tails de bon sens.<\/p>\n<p>Les typologies d&rsquo;appartement s&rsquo;imbriquent dans un gabarit fin qui maximise les logements traversants ou double orient\u00e9s. En pleine terre et largement v\u00e9g\u00e9talis\u00e9s, ces jardins maritimes prolongent le corridor \u00e9cologique du chenal et composent une trame vivante avec les milieux existants. La palette v\u00e9g\u00e9tale, fond\u00e9e sur des essences indig\u00e8nes, s\u2019inspire des paysages dunaires du littoral flamand, ancrant le projet dans l\u2019\u00e9cosyst\u00e8me naturel de Dunkerque.<\/p>\n<p>Une mosa\u00efque de milieux paysagers qui s\u2019imbriquent, chacun apportant sa contribution en faveur du vivant : des zones semi-humides con\u00e7ues pour capter et filtrer les eaux de pluie, des prairies ouvertes comme espaces de rencontre et de d\u00e9tente, et des s\u00e9quences foresti\u00e8res protectrices, garantes d\u2019ombre, de fra\u00eecheur et d\u2019intimit\u00e9.<\/p><\/div>\n\t\t\t<\/div><div class=\"et_pb_with_border et_pb_module et_pb_image et_pb_image_3 carrousel-cell\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<span class=\"et_pb_image_wrap \"><img decoding=\"async\" src=\"https:\/\/anma.fr\/wp-content\/uploads\/2025\/10\/DNL2_Quai_PC\u00a9ANMA_web.jpg\" alt=\"ANMA-Logements Bords de Marne\" title=\"DNL2_Quai_PC\u00a9ANMA_web\" \/><\/span>\n\t\t\t<\/div><div class=\"et_pb_module et_pb_text et_pb_text_3 carrousel-cell  et_pb_text_align_left et_pb_bg_layout_light\">\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t\n\t\t\t\t<div class=\"et_pb_text_inner\"><h2><b>frugalit\u00e9<\/b><br \/>et rationnalit\u00e9<\/h2>\n<p>&nbsp;<\/p>\n<p>En 2024 l\u2019agence d\u00e9bute un partenariat avec <em>Time to Beem <\/em>afin d&rsquo;apprivoiser leur outil num\u00e9rique permettant de calculer l&rsquo;ACV des b\u00e2timents d\u00e8s les phases amont des \u00e9tudes. Les G\u00e2bles 2 devient alors le pilote d\u2019un nouveau processus de conception int\u00e9gr\u00e9e : des simulations carbone et des pr\u00e9analyses du cycle de vie ont \u00e9t\u00e9 men\u00e9es d\u00e8s la gen\u00e8se du projet, permettant d\u2019anticiper l\u2019impact des mat\u00e9riaux et des syst\u00e8mes constructifs sur le bilan carbone global de l\u2019op\u00e9ration.<\/p>\n<p>L&rsquo;enveloppe structurelle des 6 b\u00e2timents est con\u00e7ue en ma\u00e7onnerie de blocs isolant en pierre ponce. Une solution constructive sans cuisson, r\u00e9sistante au feu et naturellement isolante, qui participe activement \u00e0 la strat\u00e9gie de d\u00e9carbonation de l\u2019op\u00e9ration.<\/p>\n<p>Les g\u00e2bles 2 est \u00e9galement pass\u00e9 sous le crible de notre <strong><a href=\"https:\/\/youtu.be\/Mvnfgvv3lZU?si=bEDfrDDP71TbKPX7\">Tableau de bord qualit\u00e9 Logement <\/a><\/strong>afin de
