On the Gratte-Ciel ZAC in Villeurbanne, where ANMA has been working as urban planner since 2019, the agency is also coordinating architect for a macro-lot and project manager in association with the DND and FAY agencies.
All around, the macro-lot features an active first floor – cinema, youth center, shops, parking lot, urban logistics space – from which 6 residential towers rise. These built emergences with their alternating topography preserve a coherent full-empty rhythm throughout the new Gratte-Ciel Centre Ville district. ANMA is designing three of the macro-lot’s buildings: the 15-storey octagonal “signale” tower, a second 10-storey tower and several low-cost housing units.

Private and shared landscaped areas can be found at every level of the project. At the heart of the block, an open-air patio planted with trees acts as a light well for the ground and basement floors. All around, the project features an abundance of vegetation: a meadow on a slab with 80 centimetres of soil, private or wild gardens, an orchard, vegetable gardens… These spaces bring biodiversity to the city and are also vehicles for social and cultural activities. Market gardens, for example, give residents privileged access to urban agriculture, in response to growing concerns about a return to the land.
Technical solutions to reduce the project’s carbon footprint have been implemented and are under study: rainwater recovery for watering green spaces, ATEX underway for non-load-bearing wooden facades with biosourced insulation, etc.

ANMA embodies the criteria for quality housing in dense urban centers: the slim massing of the buildings maximizes the number of walk-through apartments, and the progressive floor plan distributes private outdoor spaces to as many of them as possible. At the same time, the agency is working on the theme of the 5th façade: all the roofs are being converted into shared terraces. The buildings on the block are designed to be lived in right down to their façades, bringing a dynamic life to the neighborhood.
The studies carried out during the urban design workshops made it possible to push the quality-of-use cursors very high. Natural light permeates all levels of the project, even the common areas. Their generous volumes and ease of access encourage everyone to adopt a more socially responsible approach, particularly in terms of waste management.
