
A WELCOMING CAPE
ON FRANCE
This 88-unit housing and media library project is a landmark for Strasbourg’s ZAC des Deux Rives. Opposite the Beatus Rhenanus bridge, this is the last cape before the German border, and thus a true gateway to France.
It’s a role that gives the building an identity, expressed through the sensory and contextual power of color: the red of the neighboring Loucheur housing estate, and the curved lines emblematic of the silos in the industrial port on the banks of the Rhine. The result is a dynamic facade, hollowed out by functional recesses – halls, vertical circulations, loggias, terraces – lively and animated on the street.
Drawing on its experience in the “Ateliers” method, ANMA Architectes Urbanistes is bringing together the various players around a common culture to co-construct this project.

THE QUALITY OF LIVING
IN COMPACTNESS
At ANMA, we believe that all housing types should have access to the same level of comfort. All homes feature through-viewing, bi-orientation or triple-exposure layouts, and private outdoor spaces large enough to accommodate a table and four chairs. As a result, they are easily ventilated naturally, and most have dining areas on the first day. The south and west facades are protected by sloping balconies to ensure good summer comfort, and the latter are equipped with storerooms integrated into the external load-bearing columns, freeing the apartment layouts from constraining load-bearing elements.
The project’s compact, controlled massing frees up 36% of the plot for open spaces. The site is intended to be a cool island, accentuated by a slender building morphology (12.5m thick) and direct solar gain limited by the design of sloping balconies acting as a canopy.

TOWARDS A PILOT RE-USE PROJECT
The best energy is the energy we don’t consume. In 2025, this project will be the lowest-carbon building ever designed by the agency, with a construction score of 585 kgCO2eq/m² SP. This result was made possible by a strong integration of re-used materials in the design of the media library, and an increased focus on the use of bio-sourced materials, enabling the building to meet the requirements of level 2 of the Biosourcé label, with a score of 24.1 kg/m²SP.
Beyond the carbon footprint, reuse also makes it possible to integrate into the local socio-economic fabric by reaching out to local players in a number of ways: recovery of materials from the site and neighboring construction sites, limiting waste by reusing existing finishings, using recycled soil for landscaping, and raising awareness of the SSE among young people through local cultural associations.
